Good morning, My Friend!
As the Easter season is in full effect, I can't help but think how the age-old question of "Which came first? The chicken or the egg?" applies to where I'm at right now with this building project in Harrisburg.
OK - full disclosure: that question has nothing to do with Easter. It was just my attempt at pulling it together with "egg" to start off this email. I hope you'll bear with me. ๐
Anyway, I'm torn between WHAT to build on these lots and HOW TO ESTIMATE to fully understand if I can make the numbers work. It's really at a state of analysis-paralysis that is frustrating me.
I have an idea of a triplex from a search of plans on the internet. I even had a colleague of mine work up numbers based on the marketing plans I found online.
But I can't be sure those numbers are correct. It's been seven years since I've actively built anything - and the numbers have gone up significantly in those last few years.
AND - as a one-man operation, I need to figure out how I would get those "marketing plans" made into actual plans. In the past, our company had its own drafting department. Now, I need to rely on others.
The plans I saw online were from one of those "stock plans" websites. I'm afraid that final plans from them might not apply to my local building area. So, I have a conversation started with a drafting company that I've used in the past (TK Home Design), and my main contact there believes he might have something that just might work for me.
Still, I am honestly still unsure what to do.
Throw the turmoil that is going on right now with tariffs, etc. and it has me second-guessing my second-guessing. Some of the questions going through my mind right now:
- Is this the right time to do this?
- Do I really NEED to do this at this time?
- Is a triplex the right thing to do as my first project in seven years?
- Would a single family be better across the three small lots - or - am I silly for not trying to maximize what could go on the lots?
- Should I just buy the lot and hold it for a bit?
I really need to make a final determination this week. My Due Diligence period is up at the end of the week, and I risk losing a $1,500 deposit if I choose not to go through with this after Friday.
I guess I'll let you know next week what I decided.

In the meantime, I also need to start thinking about how I would put "good looking" colors and styles together for a build. Truth be told - that's NOT my strong suit.
